Scenic country northwest of Hulett about a 30-minute drive. 320 acres on Hulett Creek adjacent to public land. Wooded hills, creek bottoms and open pasturelands with long-range views and privacy. A good trail system runs through the property and there are numerous building sites to choose from. The land is adjacent to New Haven Road and about 2.5 miles southwest of New Haven.

The ranch consists of 320 acres. A survey will be needed to delineate the north boundary and verify acreage amount. The acreage figure has been obtained from the Crook County Assessor’s Office. Historically the property has been leased for summer livestock grazing and hunting. It is fenced on three sides. The north boundary is not fenced out of other lands owned by the Seller.

A water well permitted at 330 feet deep is located on the southern end of the property. The well is pumped with a generator and needs a pump installed. Hulett Creek, which is seasonal, winds through the property for over one mile with a stock reservoir near the creek. Prospective Buyers may wish to have a water right search performed. Any water rights permitted to the subject property shall transfer to the new owner.
